Before anything is sprayed

Roof Rejuvenation Assessment in Redington Beach

We get up on the roof, bend a few shingles, look at the granules and weigh the age, then tell you whether treatment is worth doing or whether the roof needs something else.

Why the roof gets looked at before anyone names a price

Two roofs put on the same year, on the same Redington Beach street, can be in very different shape. One bakes in full afternoon sun off the Gulf; the other sits under an oak. Judging from a photo or the install date is how people end up paying for a treatment that does nothing.

So the first visit is an assessment, and it settles one question: is this roof a sound candidate for shingle rejuvenation, does it need a few small fixes first, or is it past the point where treatment makes sense?

What we check while we are up there

  1. Flex

We bend shingles on different slopes. One that gives a little is a candidate; one that snaps or crumbles at the edge is telling us something else.

  2. Granule loss

We look at how much protective grit is left on the surface and how much has ended up in the gutters and downspouts.

  3. Age and history

We ask when the roof went on and whether it has had work since, then compare that with what the shingles are actually showing.

  4. Damage

Lifted tabs, exposed nails, cracked pipe boots, soft decking and stains inside. Any of these changes the plan.

What you walk away with

The visit ends with a decision, not a sales pitch.

You get

  • A yes or a no on treatment, with the reason behind it
  • A price for the work if the answer is yes
  • A list of small fixes that should come first
  • A plain pointer to a roofer if that is who you need

You do not get

  • Pressure to sign up on the spot
  • A treatment sold to a roof that will not respond
  • A leak traced and fixed during the visit
  • A number given before anyone has seen the shingles

When the answer is no

Some assessments end with us telling you not to treat. A roof only a few years old usually does not need it yet. Brittle, bald shingles or a soft deck need a roofer, and we will say that rather than spray the roof anyway.

If the shingles are sound but a few things need tightening up, we may suggest a pre-treatment tune-up or a soft wash before anything else.
