Concrete and clay tile

Tile Roof Cleaning and Sealing in Redington Beach

Tile does not need oil put back the way asphalt does. It needs a proper clean and a clear seal to slow how much water, grime and wear it takes on in the salt air and humidity.

A different roof, a different job

Our shingle treatment works by soaking oils into asphalt. Concrete and clay tile have no asphalt to soften, so that treatment is the wrong tool and we do not put it on tile.

What tile does have is a porous face. In warm, damp coastal weather it soaks up water, holds onto algae and dirt, and slowly weathers. Cleaning it properly and sealing it is how we slow that down.

We do not put a lifespan figure on tile sealing. How long a seal holds depends on the tile, the exposure and the upkeep, and we would rather tell you that than make a number up.

What the seal is there to slow

  • Water absorption

Sealed tile takes on less water after rain and heavy dew.

  • Staining

Less grime and algae work their way into the surface.

  • Surface wear

The face of the tile weathers more slowly in sun and salt air.

How a tile job runs

  1. Look first

We check for cracked or slipped tiles and tell you if anything needs a roofer before we start.

  2. Clean

Tiles are washed at low pressure to lift algae and dirt without scouring the surface.

  3. Dry out

The roof has to dry properly before any sealer goes on.

  4. Seal

A clear sealer goes on evenly, with overspray kept off walls, windows and plants.

Where tile sealing stops

It protects the surface of the tile. It is not a structural fix.

A good fit

  • Concrete or clay tile that is intact
  • Tile that looks stained, dull or weathered
  • Owners who want the roof cleaned and protected

Not the fix

  • Cracked, broken or slipped tiles
  • Leaks through the underlayment
  • Metal or flat roofs
